DID YOU KNOW?
All existing & newly constructed high-rise buildings are required to have a Radio Frequency Signal Strength Survey completed by December 31, 2019. “IF” required BDA installation by January 1, 2022. Apartments and Condo’s must have installation of BDA “IF” required by 2025.
All buildings with insufficient in-building radio frequency coverage in critical areas of the building must install a ERCES/BDA before JANUARY 1ST 2022. This provides only a short window to install the ERCES/BDA—including retrofitting into existing buildings—into every building with poor in-building radio coverage. All newly installed BDA systems require licensed certified company (CSS) to annually test the system for proper operation per NFPA 72: 9.22.1 (verify code!)

Fire Sprinkler Head Code NFPA 25
Is your current company following the code standards?
PER CODE – NFPA 25 ANY SPRINKLER HEAD THAT SHOWS SIGNS OF ANY OF THE FOLLOWING SHALL BE REPLACED:
• Physical damage
• Loss of fluid in the glass bulb
• Loading (dust or dirt) *
* Minor dust and dirt can be blown off with canned air.
** A.22.214.171.124.2(2) – A degree of judgement should be exercised in the determination of the extent, location, and character of corrosion that would necessitate replacement.

Low Frequency Requirements in buildings with occupants living in or renting.
NFPA 72, The National Fire Alarm Signaling Code
Modern, up to code, Fire Alarms are effective in notifying guests and residents especially when they awake. But what about when occupants are in a deep sleep in the middle of the night? In a 2010 U.S. Fire Administration study, it was found that 50% of fire fatalities in residential buildings occur between the hours of 10 p.m. and 6 a.m. (prime sleeping hours). Even more fatal fires occur between 4 a.m. and 5 a.m. January 1, 2014 the National Fire Alarm Signaling Code (NFPA 72) introduced significant changes where all newly constructed hotel guest rooms and dormitory sleeping rooms, require 520 Hz low frequency audible fire alarm signals.
Buildings that require these safety devices in their sleeping areas:
- College/university dormitories
- Retirement/assisted-living facilities (without trained staff responsible for waking up patients)
Be sure that your property is up to NFPA 72 Code.

Elevators Being Upgraded?
If not, it’s not “IF” it’s “When” will Code Enforcement be showing up for inspections.
In the State of Florida Elevator Code Upgrades are being enforced causing property managers, building engineers and Condo Boards in many cases hundreds of thousands of dollars. Many times the one item overlooked in Elevator Upgrades is bringing the Fire Alarm up to code and capable of handling the newer recall features required once the elevators are brought up to compliance. “Grandfathered” buildings are no longer exempt and older fire alarm systems are usually out dated in terms of new code compliance with newer elevators and other required upgrades. Condominium owners and the boards have been known to update one and not the other, requiring more money to be assessed that they often are not aware of. CSS suggests having your fire alarm inspected to make sure PRIOR to any elevator upgrade it meets the current requirements. Fire alarm code has been changing and local authorities are enforcing this throughout Florida. Keep in mind any upgrade (such as elevators) on the fire alarms normally mean the entire building needs to be brought up to the current fire code. Every situation varies but we wanted all of our customers to be aware of the potential costs involved.
